Furthermore, if the Personal Housing Service is contracted and any seasonal accommodation is booked, it also implies acceptance of the General Terms and Conditions governing said contract (hereinafter referred to as the General Terms and Conditions).
2.1. Website Access
The User must be of legal age, according to Spanish law, and have the necessary legal capacity to contract the services offered on this Website. In the case of contracting by minors, authorization from their parents or guardians will be required to contract the service.
Access to this Website is free of charge. By accessing and/or simply using the Website, the Client/Resident is understood to have the status of User (hereinafter, the User), which implies acceptance of this Legal Notice and General Terms and Conditions. Therefore, MundialRooms recommends that the User carefully read the terms and conditions of use set forth by the owner of this page each time they access the Website.
MundialRooms informs that to access certain content offered on this Website, the User will have to provide certain personal data when completing the form for the provision of the Personal Housing Service, as well as for contracting any of the services offered on this Website.
The services managed by MundialRooms through this Website are governed by these Terms of Use, which form part of and supplement the Legal Notice.
2.2. Use of the Website
The User agrees to use the Website diligently, correctly, and for lawful purposes and, in particular, undertakes to: refrain from using the content and information of MundialRooms obtained through our Website for purposes or effects contrary to the Law, morality, generally accepted good customs, or public order; refrain from reproducing or copying, distributing, or allowing public access through any means of public communication, transforming, or modifying the content of this Website, unless authorized by the holder of the corresponding rights or legally permitted.

2.3. Data Collection
Users of the website www.mundialrooms.com, owned by GSI TEBAR, S.L., are hereby informed that GSI TEBAR, S.L. obtains data from its clients and users through the service request form and/or the booking form for any of the seasonal accommodations. This form is mandatory for contracting the services offered by MundialRooms through this website. Therefore, the data held by MundialRooms is that provided by Clients/Users at the time of completing the service request form.
MundialRooms informs users that to access certain content offered on this website, such as completing the request for personal housing advice for booking seasonal accommodations, the User will have to provide certain personal data when completing the form for contracting any of the services offered on this website. This data must be truthful, accurate, authentic, and current. MundialRooms will process this data automatically, as appropriate, depending on its nature or purpose, and under the terms and conditions indicated in this section. This company may store and save the provided data in order to maintain the contractual relationship with the client/User.
The purposes for collecting personal data are those specifically indicated on each page where the form for the requested service (data registration) appears. Regarding the personal data collected from registered users, it will be used to adapt the products and services requested by the User to the preferences indicated in the form. In general, the personal data you provide will be used to respond to your request for information and the requested service.
3. GENERAL TERMS AND CONDITIONS FOR CONTRACTING PERSONAL HOUSING AND ACCOMMODATION BOOKING SERVICES
Access to this website is free of charge, although some of the services and content offered by MundialRooms to third parties through the website may be subject to prior contracting and payment of a fee, which will be expressly specified in their respective terms and conditions. By accessing and/or using this website, the Client/Resident acquires the status of User (hereinafter the User), which implies acceptance of this Legal Notice and the General Terms and Conditions set forth herein.
The purpose of this website is to provide information and allow the contracting of Personal Housing services provided by MundialRooms, designed to facilitate the search, selection, and management of accommodation in Madrid in a secure, easy, efficient, and personalized manner. It provides accommodation solutions tailored to each client's needs.
The Personal Housing service comprises a wide selection of over 1,000 accommodations in the city of Madrid, including apartments, studios, entire houses, and rooms in shared flats, as well as the complementary services detailed below:
- Searching for the accommodation that best suits the client's needs in terms of location, features, and budget, including personalized advice through the Website or through direct assistance from the company's experts.
- Multilingual customer service, designed to answer queries and facilitate communication between tenants and landlords who do not share the same language.
- Support throughout the entire accommodation search process, including arranging visits to the selected properties.
- Publication on [www.mundialrooms.com] of all available accommodations, with detailed descriptions, floor plans, Audiovisual materials and virtual tours.
- Prior verification of the property's condition and available services before the lease, including the preparation of an inventory and supporting photographs.
- Collection and processing of the documentation required by the landlord to formalize the lease agreement.
- Evaluation of the rental's viability according to the landlord's established conditions.
- Negotiation and review of the lease agreement's contractual terms.
- Legal advice regarding the proposed lease agreement.

Likewise, MundialRooms provides legal assistance regarding renewals, administrative procedures related to the stay (registration, residence or work permits, transportation, telephone services, opening bank accounts, among others), and offers clients comprehensive support, adapted to new technologies, for the complete management of their accommodation from anywhere.
The purpose of this website is to advise and provide users who access it with information about the personal housing services offered and provided by MundialRooms through this website. The purpose of these Terms and Conditions is to regulate the general conditions of the personal housing services for the client's choice of accommodation; whether they are houses, studios, apartments, or rooms, and their booking through this website owned by MundialRooms. Use of these services implies full and unreserved acceptance of each and every one of the General Terms and Conditions of Contract. MundialRooms informs you that the procedures for obtaining the services offered are those described in these General Terms and Conditions of Booking and Contracting, as well as any other specific or promotional services indicated on screen during browsing. You declare that you are aware of and accept these procedures as necessary to contract the services offered on this Website. MundialRooms reserves the right to unilaterally modify, without prior notice, any of the aspects included in these General Terms and Conditions in the manner it deems appropriate, informing users of the modifications made through the Website so that they can be reviewed and accepted again by the Users. If any provision of these General Terms and Conditions is declared null and void or unenforceable, the remaining provisions shall remain in full force and effect.

MundialRooms and the user submit to the jurisdiction of the courts of Madrid for any dispute or conflict that may arise from the interpretation of these Terms and Conditions, as well as from access to or use of this website.
3.1. Terms and Conditions of Use and Contracting of the Personal Housing Service
MundialRooms provides personal housing services, consisting of searching for and offering accommodations, providing legal and administrative advice related to lease agreements, acting as an intermediary between landlords and tenants, managing administrative procedures and changes of utility ownership at the beginning and end of the contract, as well as assisting and supporting the tenant throughout the entire contracted period.
Among its main functions, the Company searches for and offers various types of accommodations (rooms, studios, apartments, or houses), as well as providing advice and acting as an intermediary in the relationship between landlords and tenants.
These services are exclusively aimed at students and young professionals between 18 and 37 years of age interested in temporary accommodation.
Any lease that does not fit this profile or for which the applicant cannot provide the required documentation, as detailed in section 3.3.3 “Contracting Process and Reservation Request,” is expressly excluded from the Company's scope of action.
Users wishing to contract personal housing services must complete the application form with their personal information. The purpose of this process is to offer clients personalized support and assistance in finding and managing accommodation suited to their needs for a specific period. To access the services offered, users must be of legal age, according to Spanish law, and have the legal capacity to enter into a contract on their own behalf. In the case of minors, the contracting of the personal housing service and the formalization of the reservation must be carried out directly by their parents, guardians, or legal representatives. The personal data provided by the user will be processed for the purpose of managing the provision of personal housing services and the resulting contractual relationship. The consent given for the processing or communication of this data may be revoked at any time, without retroactive effect.
The data provided will also be used to process the User's request, tailor services to their preferences, and send communications related to the service, using the email address provided.
To begin the booking process, the User must access the Booking Form and complete it with their personal data and the information required in each section.
Submitting the form will only be possible once the User has read and expressly accepted the Pre-registration Terms and Conditions, which should be read carefully and thoroughly before acceptance.
Once the pre-registration form has been completed and the desired accommodation option selected, the Company will send the User a confirmation email with the entered data and the Personal Housing Advisory Agreement, which must be accepted to continue with the booking process.
3.2 Contract Terms, Room Reservation, and Contract Duration
3.2.1 Formalizing the Personal Housing Service Application Process and Room Reservation
The User or Client must complete the online Personal Housing service application form, available on the Website, with their personal and contact information. This form is used to manage any advisory, support, accommodation search, or intermediation services provided by MundialRooms.
At the end of the form, the User will find a checkbox regarding the General Contract Terms, which must be read and expressly accepted to continue the process. Checking this box implies full and unreserved acceptance of all conditions applicable to the contracted service.
Once the form is completed, the User will automatically receive a confirmation email at the provided address, which will include the necessary instructions to finalize the process. This email address will be used for all subsequent communications between the User and MundialRooms.
To formalize your service request and book your chosen accommodation, you must pay the corresponding amount by credit or debit card, as indicated at the end of the form. If this payment is not made, your request will be considered incomplete and will therefore be rejected.
The User agrees to use the services offered in accordance with current Spanish legislation, morality, good customs, and public order, as well as with the provisions of these General Terms and Conditions and the specific terms and conditions for the Personal Housing service.
Consequently, the use of the service for illegal purposes, purposes contrary to these terms and conditions, or purposes that may harm the rights and interests of third parties or damage, in any way, the image and reputation of MundialRooms, is expressly prohibited.
3.2.2. Duration of the Service Contract
The duration of the service contract will be linked to the type of accommodation contracted and the period agreed upon with the User.
Generally, the contract will be for a minimum period of six (6) months, renewable by prior agreement between the parties and depending on accommodation availability.
For rooms, the minimum stay will be six months, although this may vary depending on the time of year and availability on the Website.
For entire homes, the maximum stay will be eleven (11) months, unless otherwise agreed between the parties.
The Company may agree to different durations, depending on availability and the characteristics of the accommodation, always with the User's prior written acceptance.
Regarding the check-in date for properties included in the Personal Housing package and offered on the website, the following financial conditions will apply:
Check-ins between the 1st and 15th of each month will require payment of the full monthly rent to the landlord.
Check-ins made between the 16th and 30th/31st of the month will incur a half monthly charge, except in cases where the accommodation was already available during the first half of the month, in which case the full monthly charge will also be paid.
3.2.3 Personal Housing Service Booking Process and Reservation Request
Once the Personal Housing service booking form has been completed with the User's personal information, and in order to facilitate the search for suitable accommodation, the User must verify that they meet the requirements for the client profile and the selected accommodation type.
Once these requirements are met, the User can confirm the check-in and check-out dates, read and accept the terms and conditions of the request and service booking, and make the corresponding payment by credit or debit card through a secure payment gateway (SSL).
To book the services, it will be necessary to pay the amount indicated during the process as a deposit or down payment. Once the payment has been made, the User will receive a confirmation email.
3.2.3.1. Initial Confirmation and Access to the Private Area
After payment is received, the User will receive an email confirming the processing of their request.
Within a maximum of 24 business hours, or 72 hours if the booking is made on a weekend or holiday, the User will receive another email with a registration link to access their private area on the website.
Subsequently, a third email will be sent requesting the following information and required documentation, which must be uploaded to the User's private area:
For students:
National Identity Number (NIF), Foreigner's Identity Number (NIE), Passport, or ID of the person contracting the personal housing service and making the reservation, who will be the leaseholder.
Enrollment at an educational institution.
Guarantor (parent, guardian, etc.). The required documentation and information for the guarantor is as follows:
National Identity Number (NIF), Foreigner's Identity Number (NIE), Passport, or ID.
Permanent employment contract and the last three payslips, most recent tax return and/or bank statement. For self-employed individuals, the most recent tax return and bank statement.
Contact information: home address, telephone number, and email address.
For young professionals:
National Identity Number (NIF), Foreigner's Identity Number (NIE), Passport, or ID of the person contracting the personal housing service and making the reservation, who will be the leaseholder.
Permanent employment contract and the last three payslips, most recent tax return and/or bank statement. For self-employed individuals, the most recent tax return and bank statement.
If the employment contract is for an internship or temporary work: Joint and several guarantee (parent, guardian, etc.). The required documentation and information from the joint and several guarantor is as follows: National Identity Number (NIF/NIE), Passport, or ID.
Permanent employment contract and the last three payslips, most recent tax return and/or bank statement. In the case of self-employed individuals, the most recent tax return and bank statement.
Contact information: home address, telephone number, and email address.
In both cases, Users must sign and send the MundialRooms Service Agreement to reservas@mundialrooms.eu. The terms of this agreement have already been accepted with the online service request.
When booking Personal Housing for apartments or entire homes, it is mandatory to submit documentation for all future leaseholders. For group bookings of students or young professionals, the person booking the Personal Housing service must upload the same documentation for all members to the private area.
The maximum deadline for submitting the required documentation is five (5) calendar days from the date of receipt of the request email.
If the documentation is not submitted within this period, the advisory agreement and the booking will be considered canceled, without the right to a refund of the deposit paid.
Before cancellation, the User will receive a reminder email about the deadline, and, if this reminder is not received, a final cancellation email.
Important: Before starting the application, the User must ensure they meet the tenant profile requirements and can provide all the required documentation.

3.2.3.2. Document Review and Booking Approval
Once all the required documentation has been uploaded to the private area, the User must click the “Document Review” button to begin the rental feasibility study according to the landlord's requirements.
A specialized advisor from MundialRooms will inform the User if it is necessary to complete or adjust the submitted documentation.
The risk department will review the provided documents and conduct a solvency and feasibility assessment.
In the event of incomplete or insufficient documentation, an advisor will contact the User to explain the next steps.
Therefore, it is essential that the contact information provided in the form is accurate and up-to-date.
Within approximately 24 to 72 business hours, the User will receive an email notification with the assessment results.
If the documentation is approved, the User will receive:
Final confirmation of the chosen accommodation reservation.
A draft of the rental agreement and addendums for review and clarification of any questions.
Subsequently, the final documents for electronic signature via the 365 online signature service, along with instructions for payment of the indicated amounts. If a guarantor is required, the guarantor(s) will also receive the corresponding document for electronic signature via the same online signature service.
If the documentation is not approved, the User will receive an email canceling the application, with a full refund of the deposit paid.
3.2.3.3. Security Deposit, Rent, and Service Fees
In the email confirming acceptance of the lease, the User will be asked to pay the following amounts via bank transfer:
Property security deposit, equivalent to one month's rent.
Rent for the first month.
Additional security deposit, if applicable, equivalent to one additional month's rent.
Service fee, equivalent to one month's rent plus 21% VAT, deducting the amount previously paid as a deposit for the personal housing service (which includes finding accommodation, advisory services, and support during the lease term).
Proof of transfer must be sent to reservas@mundialrooms.eu.
Once payments have been verified, the User will be notified of the final reservation confirmation and the preparation of the accommodation.
3.2.3.4. Key Handover and Lease Agreement Signing
The key handover and, if applicable, the in-person signing of the lease agreement will take place at the MundialRooms offices located at Paseo Infanta Isabel, 23, Local 3, 28014 Madrid, between 9:00 a.m. and 2:00 p.m. and between 3:00 p.m. and 6:00 p.m., Monday through Friday (excluding holidays).
The User must notify the landlord of their arrival date and time at least 72 hours in advance to arrange check-in and coordinate the appointment. It is essential that all applicable amounts (security deposit, rent, fees, and any other charges) have been paid in advance before the keys are handed over.
Payments must be made by bank transfer to the account number provided by the Company, and proof of payment must be presented at check-in. For check-ins outside of business hours, the User must consult the rates and conditions, requesting it at least one week in advance.
The official language of the contracts will be Spanish, without prejudice to their translation into English if circumstances so require.
In case of discrepancy between the two versions, the Spanish version will prevail.
3.4. Admission and Room Allocation Process
The accommodations included in the Personal Housing package are intended exclusively for temporary residential use. Any commercial, professional, industrial, or disruptive activity, as well as any unhealthy, harmful, or dangerous use within the property, is prohibited.
All rooms offered are for single occupancy, and only the person named on the reservation may stay in them.
If a double room is required, this must be expressly indicated during the Personal Housing service request. Double rooms are subject to availability and will incur an additional charge compared to single rooms.
In any case, the User agrees to respect the maximum occupancy limit established for each property, as well as the rules of conduct and proper use determined by the Company or the landlord.

3.5. Renewal or Extension of the Rental Agreement and/or the Personal Housing Service
Clients may request an extension of their stay in the same accommodation, whether a room or an entire home, within the contractually established timeframes.
These timeframes are:
Sixty (60) calendar days before the contract's expiration date, in the case of rooms.
Thirty (30) calendar days before the contract's expiration date, in the case of entire homes.
The extension of the stay will be subject to the minimum terms and availability conditions indicated in the application or website, which may vary depending on the initial contract's expiration date.
MundialRooms will send informative emails to the Client notifying them of the possibility of an extension and the terms under which it can be carried out.
After the established renewal periods have elapsed (60 days for rooms / 30 days for apartments), MundialRooms may include the accommodation again in the personal housing package and republish it on its website. However, it cannot guarantee availability in the same location or under the same conditions.
Nevertheless, the Client may still submit an extension request after the deadline. In this case, MundialRooms reserves the right to accept or reject the renewal, depending on the property's availability. The Client will be notified of the decision regarding this request within a maximum of five (5) business days from its receipt.
If the extension is accepted, a new lease agreement or, where applicable, a Personal Housing service agreement will be formalized.
Before signing, the Client must settle any outstanding payments related to rent, utilities, penalties, damages, or other charges from the previous contract.
The existence of outstanding payments will prevent the formalization of a new contract until these are fully settled.
The new contract may be signed electronically via digital signature, or, exceptionally, in person at MundialRooms offices, subject to payment of the corresponding fees once the new terms and conditions have been accepted.
The initial security deposit will remain valid if the Client enters into a new contract, unless expressly agreed otherwise.
This deposit will be returned upon termination of the contractual relationship, after verification of the condition of the property or occupied room and confirmation of full compliance with all contractual obligations, including those arising from extensions or modifications to the original contract.
4. CANCELLATION AND REFUND POLICY
The cancellation fees for the requested service—personal housing—and/or reservations will be as follows:
• If you notify us more than 60 days prior to the check-in date, only the management fees will be charged, and MundialRooms will refund 100% of the security deposit and any other amounts already paid.
• If you notify us between 30 and 60 days prior to the check-in date, the management fees and 50% of the security deposit will be charged. MundialRooms will refund the remaining 50% and any other amounts already paid.
• If you notify us less than 30 days prior to the check-in date, MundialRooms will not refund the security deposit, management fees, or any other amounts paid for other services.
4.1 Refund Period for Service Payments
Refunds for contracted services will be processed within 10 days.
5. TRANSACTION SECURITY, SSL CERTIFICATE
Transaction Security
All bookings for Personal Housing advisory services and accommodation reservations offered by MundialRooms on the website are processed through a secure virtual POS terminal. Payment of any deposit or amount is made using SSL (Secure Sockets Layer) encryption, guaranteeing the confidentiality and protection of communications over the Internet.
The Client/User can verify that they are in a secure environment by observing the closed padlock in the browser's address bar and the address beginning with https://.
User Obligations
The User agrees to use the website and the services provided by MundialRooms lawfully and appropriately, complying with current legislation, morality, public order, and these Terms of Use.
It is expressly prohibited to engage in any illegal or fraudulent activities, or any activities that may damage the reputation or operation of the website.
MundialRooms Rights
In the event of detecting illegal activities or activities contrary to these terms and conditions, MundialRooms reserves the right to:
Cancel the provision of the service requested by the User.
Deny access to the website without prior notice.
Take any legal action it deems appropriate.
Protection of Personal Data

Tenant selection and credit check. Collection of documentation verifying the tenants' personal and financial circumstances. Application for guarantors.

Likewise, owners will have access to their private area on our website where they can view and manage all information related to their property, including rental agreements, renewals, monthly statements, invoices, and any issues. In short, the owner will have access at any time to any information related to the service, thus guaranteeing transparency and maintaining control over their property(ies).
All information and documentation related to the property(ies) will remain available in the private area for the duration of the management contract, allowing owners to view, download, or keep electronic copies.
7. Privacy Policy

Purpose of Processing
The personal data you provide will be processed solely to manage the contractual relationship and provide the requested services, including reporting incidents, sending contractual documentation, invoicing, and processing payments.

Erasure of data where applicable.
Restriction of processing.
Data portability to another controller.

Personal data will be retained only for as long as necessary to fulfill the purpose for which it was collected and to comply with applicable legal, tax, or administrative obligations.
8. Private User Area
Access and Purpose
Once the Personal Housing lease or service agreement has been formalized and activated, the Client will have access to a private personal area on the MundialRooms website (“Platform”), accessible with a confidential username and password. This private area allows users to manage information related to contracts, properties, payments, incidents, and other related services.
The website includes a private area for tenants and a private area for landlords of the properties included in the Personal Housing package. The access method is the same in both cases, and although they share common content such as the lease agreement, the functionalities of a tenant's private area and those of a landlord's private area are different:
8.1. Tenant User Private Area Functionalities
The tenant user's private area is a secure environment from which the Client can manage and consult information related to their contract and the service provided. The main functionalities available include:
a) Viewing and downloading contractual documentation: The Client can access their lease or service agreement, addendums, payment receipts, issued invoices, communications, and any other documentation related to the contractual relationship at any time.
b) Reporting incidents: The private area allows the Client to report incidents related to the accommodation or the Personal Housing service, facilitating their management and follow-up through the support channels provided by MundialRooms.
c) Payment and Billing Management:
From their personal account, the Client can securely make payments by credit or debit card through an encrypted payment gateway protected with an SSL certificate, complying with the international PCI DSS security standard.
The system also allows the Client to view their payment history and download receipts or invoices.
d) Renewal or Extension Requests:
The Client may request, within the timeframes established in the General Terms and Conditions, the extension or renewal of their lease agreement or Personal Housing service, subject to accommodation availability and applicable conditions.
e) Updating Personal Data:
The Client may modify or update their personal, contact, or billing information, in accordance with the Privacy and Data Protection Policy.
8.2. Features of the Owner's Private Area
The owner's private area provides a secure environment where the client can:
View and manage information about their property, including management contracts, occupancy, leases, renewals, monthly statements, invoices, and incident tracking.
Access any information related to the service provided, ensuring transparency and control over their property.
8.3. Availability of Contractual Information
All information and documentation related to the contract will remain available in the private area for the duration of the contract. The Client may consult, download, or retain electronic copies of it.
Once the contractual relationship has ended, access to the private area will be disabled. The Client may contact the company if they require any documentation generated during the contracted period. The account will be disabled and blocked, with only the data necessary for compliance with applicable legal, tax, or administrative obligations being retained.
8.4. Security and Confidentiality of Access
The Client is solely responsible for the safekeeping and confidentiality of their access credentials (username and password), as well as for all actions performed within their account.
In case of loss, theft, or unauthorized use of the credentials, the Client must immediately notify info@mundialrooms.eu so that access can be blocked and restored.
MundialRooms will not assume any responsibility for the misuse, negligence, or fraudulent use of credentials by the Client or unauthorized third parties.
Access to the private area and the transmission of personal data is carried out through secure connections (https) and with appropriate protection and encryption measures, in accordance with current regulations on information security and personal data protection.
